Negative factors include the usual problem of apartments located directly above any arch: cold floors. Another problem is the pollution of the river. “It stinks terribly here,” one of the inhabitants of the adjacent area directly admits. However, the conclusion of the industrial zone - and it is planned to remove about 50 enterprises from this area between Sokolniki, the Losin Island and Krasnobogatyr Street - should some extent improve the ecology of the river.

According to Dmitry Orlov, the head of the sales department of new buildings of the MIIL-Real Estate, at the initial stage of construction, the cost of housing in this project will be about $ 2300 per square meter. meter. However, the unusual position of the buildings can slightly increase the price of square meters in arches houses. Knight Frank PR-director Andrei Patrushev suggests that a meter of business class houses in this place will cost about 3-5 thousand dollars.

Basically, the district development project provides for the construction of buildings with a height of 6-20 floors. However, the construction of several houses in 23 floors is provided, as well as a skyscraper, which will be erected as part of the project "New Ring of Moscow". The building where the business center is located will be built near the Preobrazhenskaya Square metro station. The height of the skyscraper will be 37 floors, and the total area is 124 thousand square meters. meters, of which about 100 thousand will take the ground part of the building.

An investor in the construction of a high-rise business center will be determined at an auction, which will be held on January 26 next year.

Currently, only the developer is determined for the territory on which the Red Bogatyr plant is located. The implementation of the project in this area, including the houses of the arok, will be engaged in the investment and construction company "Capital". The project in the company does not yet want to publish the details of the project, explaining this by the fact that it is at the initial stage of approval. Construction work should begin after the withdrawal of enterprises to the outskirts of the capital. However, as the employees of the prefecture of the Eastern District explain, difficulties may arise with the implementation of the project, since a number of displayed factories are in federal subordination.
