"Before, Belinsky Street was a quiet street: not the outskirts, but almost a residential area, the border of the center. Now life is in full swing here. The prestige of the area has increased, and with it the prices," says Anastasia Gracheva from the CN "Vash Pravo".

Spring, unlike the end of summer, has never been considered a high season for the housing rental market. But despite this, and the fact that the "park" of rented apartments is replenished with new buildings, the rental price continues to grow.

Economy class.

In a year and a half, rent for inexpensive apartments and rooms has almost doubled. According to Natalia Romanycheva, manager of the rental center of the Vybor agency, a year ago a room in an apartment with the owners could be rented for 700 rubles, 1,500 rubles were asked for a room in a good apartment. "Now they want to get 1,800 rubles for a room in a Khrushchev-era building, and in a more decent apartment - already 2,000 - 2,200 rubles," she says.

The greatest demand, as in the previous year, is for one-room apartments. According to Vasily Khamov, administrator of the real estate agency "Address", about 60% of transactions on the housing rental market are transactions with cheap housing. Anastasia Gracheva, manager of the rental department of the real estate center "Vash Pravo", believes that one- and two-room apartments occupy about 70% of the rental market, three-room apartments account for no more than 20%, and multi-room apartments - about 10%.

The minimum rent for a one-room apartment is now 3,000 rubles per month. As a rule, this is housing on the outskirts of the Avtozavodsky district - either unfurnished or without a telephone. A slightly better apartment will cost 3,500 rubles per month. In the Leninsky and Kanavinsky districts, the rent starts at 4,000 rubles. Such apartments are rented mainly by young families who do not want to live with their parents. It is clear that for them the main criterion is price. Such housing is very modestly furnished. But such apartments are also sold out in an instant. "We advise our clients to take their passport and money with them when viewing, because if you put off the decision, it is possible that in two hours this apartment will be rented by others," says Anastasia Gracheva.

According to realtors, two-room apartments in the economy class category are approximately 30% more expensive than one-room apartments.

Business class.

Renting an apartment in which the owners have installed more modern furniture after a recent renovation will cost the tenant no less than $200. According to Natalia Romanycheva from Vybor, they are already asking $300 - 350 for a recently renovated two-room apartment. Over the past year, the number of offers in this segment has increased significantly due to new buildings.

According to realtors, up to 20% of the participants in shared housing construction in the mountainous part are investors, some of whom sell the housing they have built, and some of whom rent it out. However, due to new buildings, the supply has increased only in two market segments - housing for the middle class and for VIP clients, and this is less than half of the rental market.

The increase in supply has not led to a decrease in prices, which continue to rise. This leads to an increase in the exposure time - from the appearance of the apartment on the market until the conclusion of the contract. Tenants of such apartments have the opportunity to think, compare various options and choose the best one. More and more often, preference is given to new housing: decent neighbors, a clean entrance are more compelling arguments for the tenant than an elevator that is not yet working (of course, if the apartment is not high, on the second or third floor).

VIP employers.

Elite housing in Nizhny Novgorod is multi-room apartments in recently built buildings in the city center. The range of prices depends on many factors, and one of the most important is the luxury of the apartment's decoration and furnishings. Renting a simple good two-room apartment in the area of Vaneva - Nevzorovykh streets can cost $350 - 400 per month, and a similar apartment with bells and whistles (exclusive design, Italian furniture, jacuzzi) - already $1200. The owners of such apartments raise the price just like that, without good reason, because, in their opinion, demand is growing. According to Natalia Romanycheva from "Choice", their client, who rented out an excellent three-room apartment for $800, raised the price to $900 for a new tenant. "The rent has gone up," the owner explained her decision. But the rent only went up by 700 rubles.

Recently, apartments have appeared on the market for $5,000 per month. These are multi-room apartments in a newly built building on Verkhnevolzhskaya Embankment. They were bought by a legal entity. The company renovated the apartments, bought furniture and household appliances (even a coffee maker and an electric kettle) and is now renting them out. There is demand for such housing. "A month ago, a client contacted us because we were unable to find an apartment for her. She did not limit us in price. But all the elite apartments that we showed her seemed too shabby. And only now what was needed has appeared on the market," says Natalia Romanycheva from Vybor.

Realtors say that most of the lovers of elite housing are the management of the Nizhny Novgorod offices of Moscow or foreign companies. "The capital's managers want to live in the same conditions in Nizhny that they are accustomed to in Moscow," says Romanycheva.
