| Yuri Luzhkov gave huge areas for development to the little-known companies Stroy-Kompleks and Kompleks-Stroy
Three large multifunctional complexes will soon appear in the Southern Administrative District of Moscow. This is stated in the order of the Moscow mayor dated February 8, 2005. According to this document, in the Donskoy district at the address 5th Donskoy proezd, property 21, administrative, business, hotel and retail complexes will be built, and the site for the last two complexes will be allocated taking into account the demolition of residential buildings located at this address.
According to Vremya Novostei, the retail space will be occupied by the Auchan hypermarket, but the Auchan press service refused to comment on this information. The total area of the business center will be 82.9 thousand square meters. m. Upon completion of its construction, 70% of the total non-residential area of the building, 80% of parking spaces and common areas will become the property of the investor. The city, represented by the property department, will get 30% of the total non-residential area of the facility and 20% of the parking spaces. Construction is expected to be completed in 2007. The hotel and shopping complexes will be commissioned only by 2009, but their total area will be several times larger - 390.6 thousand square meters. m (aerial part - 270.6 thousand sq. m). Of these areas, the city will get 20%.
The investors and developers of these projects will be the companies “Stroy-Kompleks” (business center) and “Kompleks-Stroy” (hotel and shopping centers). Unfortunately, it was not possible to get a comment from the developers themselves - several companies of the same name were found in Moscow, but none of them admitted to the Vremya Novostey correspondent that they were involved in the construction of multifunctional complexes in this area, so both investor-developers not found. The scale of the project allowed a number of interviewed experts to assume that both companies are structures “related” to the Inteko company owned by the wife of the capital’s mayor, Elena Baturina. The Inteko press service told Vremya Novostey that this is not so.
The consulting company Swiss Realty Group estimated the cost of selling space in a business center from 2-4 thousand dollars per square meter, and such a high rate is only possible if investors decide to build class “A” offices. Olga PRYANIKOVA
