| "Prana" does not expel anyone from the central office of YUKOS
The unknown Prana LLC , which in early June became the full owner of the 22-story YUKOS building on Dubininskaya Street in Moscow, is in no hurry to kick the bankrupt company’s employees out onto the street. The “YUKOS” sign still hangs in front of the main entrance to the building, and the workers of this oil company still go to work as before. “Currently about 300 Yukos employees work in the building. None of them received any notifications asking them to leave the premises,” a company representative told Vremya Novostey. The change of owner did not affect the tenants of space in the building: “Several floors of the building have been rented since last year by companies involved in electronics and pharmaceuticals,” said a YUKOS representative. - Their lease, as we know, expires only at the end of this year. So they’re not going anywhere either.” YUKOS bankruptcy manager Eduard Rebgun is in no hurry to return to his office on Zvenigorodskoye Highway. His press secretary Nikolai Lashkevich told Vremya Novostey: “We have a short-term lease agreement. And so far there have been no offers or notices to leave the building.”
Prana LLC won the auction for the sale of Yukos office buildings from Rosneft on May 11 of this year, offering an unthinkable market price of $3.9 billion. The fight for these assets was very tough and lasted more than three hours, during which the companies made 707 steps. As Rosneft head Sergei Bogdanchikov later explained, the companies fought not only for real estate, but also for the Moscow subsidiaries of YUKOS, in whose accounts about $1 billion of receivables and several hundred million in cash were stuck. Prana does not disclose its beneficiaries who are able to pay such sums. It is only known that the company is registered in the Seychelles, and its general director is Vladimir Esakov.
According to the oil market, Rosneft is definitely not behind Prana LLC: moving into the house of a “killed” company is considered a bad omen. This sign, by the way, is confirmed by the fact that one of the tenants in the building on Dubininskaya was the Russian branch of the Thai-German BenQ Mobile, which, as you know, was declared bankrupt last fall. Following the parent company, the Russian subsidiary was forced to announce self-liquidation in April of this year. As Bankue Mobile LLC told Vremya Novostey, the company has indeed rented one of the floors of the building on Dubininskaya since last year, but next week the company’s employees will leave the building: “Our lease has expired, and we did not renew it.” .
It must be said that Prana LLC was in no hurry from the very beginning to register new ownership. According to the bankruptcy law, the bankruptcy trustee was required to transfer money and sign the property acceptance certificate within two weeks after winning the auction and concluding the sales agreement. However, Mr. Esakov only drove up to the YUKOS office on June 8 to sign the acceptance certificate and take ownership of this building.
The office area on Dubininskaya Street is 28.6 thousand square meters. m. It was built four years ago using the latest technology; in particular, it has an “intelligent building” system, which involves ensuring the interaction of life support systems, equipment control, security and information transfer. According to Olga Novikova, a senior consultant in the office real estate department of Paul's Yard, the rental rate in the YUKOS building in 2006 ranged from $750 to $850 per sq. m. meter per year, including VAT and operating costs. According to Vremya Novostey, at least four of the twenty-two floors of this building are now rented. Analysts note that this rate could range from 1 thousand to 1.2 thousand dollars per sq. m. m per year. But, as participants in the Russian real estate market note, there have been no new proposals for renting offices on Dubininskaya, and the market is not yet experiencing much interest in these areas.
