Incom Corporation announced the launch of a low-rise, economy-class development project in the Moscow region. The volume of investment in the construction of the Little Scotland village will amount to about 3.5 billion rubles.

The new village will be one of the largest projects of this kind being implemented in the Moscow region: the total volume of housing stock will exceed 100 thousand square meters. m. It will be located on the 14th km of Leningradskoye Highway near the village of Pikino on an area of 37 hectares. By the end of 2009, it is planned to build 680 apartments here. The cost of apartments at the first stage of the project will be from 7 million rubles, which is comparable in price to a two-room apartment in a panel house in Moscow.

The first houses in Little Scotland will be built in the next two months. They are two-story open-plan sections with a total area of 164 and 213 sq. m. m with a dedicated land plot ranging from 2 to 4 acres. The apartments will be offered ready for individual interior decoration, with installed heating equipment and radiators. The complex has space for a volleyball court, a football field and tennis courts. The maintenance and service department will provide security and maintenance of utilities, cleaning of public areas and garbage removal. In addition, the developers plan to renovate and expand nearby preschool and educational institutions.

Despite the fact that the Little Scotland complex is declared as an economy class project, the approach to its implementation will not differ from that used in the construction of country real estate of a higher price category, Incom representatives assure. The land area of 37 hectares will ensure uniform development, and the proximity to the capital will allow easy access to the complex both by personal and public transport. It is also important that the village is located away from the main highway of the Leningradskoe Highway - this will give residents the opportunity to hide from the bustle of the city.
