
The study of the Moscow elite suburban real estate market, conducted by the BFM.ru business portal, showed that at present the cost of cottages in premium directions - the Rublevo -Uspensky, Novorizh and Kaluga highway - fell compared to the pre -crisis price of price by an average of 30-35%.
The main price adjustment took place until April 2009, and since May of this year there has been a certain stabilization of prices for objects with a high degree of readiness. However, a number of objects are still sold with a discount of 60%, the Kalinka Rielti said.

Today it is quite possible to purchase a house for $ 2.5-3 million in a finished organized elite cottage village, which cost $ 5 million to a crisis. However, experts argue that large discounts are rather a rarity than the rule. “Discontent up to 50% is a rare case. Such discounts are only in the secondary market, when the owner of the house urgently needs money and he is ready to sell the house even at cost. In general, for the market, especially the primary one, this is a rarity,” says Natalya Sazonova, head of the Knight Frank research department.
Recall that at the beginning of this year, there was no price of prices on Rublevka. However, now everyone recognizes him. Among the reasons, as noted in Kalinka Rielti, is a decline in solvent demand, which was reduced 2.5-3 times. In addition, players and investors who bought elite houses for the purpose of further resale have left the market.
According to Miel-Zagorodny Real Estate, the demand in the cottage construction market in the Moscow region due to the crisis decreased by 40%. As part of a survey of the agency, 81.4%announced a significant fall in demand of 107.
At the same time, according to Knight Frank, in the first half of the year, two new villages were brought on the Rublevo-Uspensky highway-Notting Hill and Rublevo Resids. This is almost five times less compared to the same period last year. As of April, the construction of 40% of organized cottage villages was frozen in the Moscow region. Most frozen projects belonged to the classes of De Luxe and business.
According to Knight Frank, the volume of entering the market for new projects in the elite segment will begin to grow, probably only from the next spring, but these will be projects at the initial stage of construction.
