At the Urban Planning Council, where the project of the "Theater of Songs" was discussed, it was also said that the building, located at the mouth of the Smolenka River, would be seen from Nevsky Prospekt, but so far no one demands to reduce the height from the developers.

According to the architect Yevgeny Podgornov, whose studio, Intacolumnium, designs the Alla Pugacheva Theater, the disputes around the 400 -meter Gazprom Tower facilitated the passage through the instance of 70–120 meters high.

According to the existing rules of land use and development (PZZ), the height of this territory is limited by 70 meters, but the site is located on the border of the washing, where, as Podgornov suggests, buildings up to 120 meters high will be built. “Now the high -altitude characteristics are considered in isolation from the hint, as if it does not exist,” says Podgornov. “But everyone sits in my head that in the next 5 years the situation can radically change.”

Now in the city several heights are designed in the Okhta area. The difference from the Okhta Center is only on the scale: we are talking about 100-150- meter skyscrapers.

For example, the management company "Theorem" is going to build a business quarter "Polustovo" at the intersection of the Sverdlovsk Embankment and Piskarevsky Prospekt, which provides for a 150 -meter dominant.

How really can such a project through the Urban Planning Council and other instances? "If Okhta Center succeeded, then someone will definitely do this for the second time," said Igor Vodopyanov, managing partner of theorem. - The prospects of our project are very rainbow. We are in full swing of the documentation through the relevant authorities. We will definitely build a 150 -meter skyscraper on Okht. We have already negotiated with the city, they will even pull the metro station there. "

The "theorem" skyscraper will not be the only one in this part of the city. "At present, we are working on the project for the development of the site on Malaya Okhta," says Vasily Selivanov, General Director of Setl City. We are talking about a business center, including a 97 -meter dominant.

An obstacle to the appearance of a 100 -meter "fence" from buildings in St. Petersburg is now rather not architectural, but economic considerations. In connection with the crisis, many high -rise projects are postponed, but with a favorable economic situation they may be on the agenda again, DP notes.

The question of the referendum by "Okhta Center"

On Monday, the election commission of St. Petersburg approved the application of the initiative group to hold the city referendum regarding the construction of the high-rise dominant of the Okhta-Center public and business district.

The petition announced two questions for the referendum. In the first of them, the townspeople propose to say whether they agree that in order to maintain the historical appearance of St. Petersburg, the height of buildings and structures in the territory of the alleged construction cannot be higher than 100 meters.
In the second question, the Petersburgers are invited to give an answer whether they agree that in the territory of future construction, to preserve identified archaeological monuments, a historical and cultural reserve should be organized.

The Gorizbirk sent the initiative for consideration to the Legislative Assembly of the city. On Tuesday, in the Parliament of St. Petersburg, they said that they would consider the issue of referendum regarding the construction of a high -rise dominant after receiving the conclusion of the legal administration of the chamber. After that, the deputies will have to decide within 20 days whether the initiative to hold a referendum corresponds to the legislation, and after that the group will be able to begin to collect 70 thousand signatures in support of the referendum.
