Experts from the Tubar real estate agency, having analyzed the current state of the Moscow housing rental market, came to the conclusion that the portrait of the average metropolitan tenant has recently undergone changes.
The study notes that several years ago, housing in the capital was rented mainly by emigrants from neighboring countries and workers sent on long-term assignments. However, now the situation has changed.
According to experts, in general terms, the capital's tenant today is a middle-aged office manager (up to 35 years old). This category most often includes young families without children, couples living in a civil marriage, as well as nonresident Russians with families.
In recent years, Muscovites themselves have become the most active tenants of apartments in the capital. This is due to the fact that people start families, move away, and move in together. At the same time, young families and couples of Muscovites prefer small apartments in residential areas.
Muscovite students who want to live separately from their parents most often rent economy-class apartments, but in central areas or close to their universities. Inexpensive housing (one-room apartments in residential areas, but not far from the metro) is rented by out-of-town students
Business class housing in Moscow is usually rented by entrepreneurs or top managers of regional branches of companies, and less often by business travelers for a long period of time. Previously, apartments of this class were rented mostly by foreigners, who have now moved into the category of luxury housing. As for apartments in the elite segment, they are often rented by large companies for various projects: large areas and ideal interior conditions are often required.
According to the review, among tenants there is a direct dependence on seasonality. In the summer, rental demand is supported by students looking for housing for the academic year. In the fall, there is an influx of Muscovites who, having returned from summer vacation, begin to solve their housing problems. Apartments are least in demand in January due to long holidays, but already in February there is an increase in demand.
