The group is building a chain of hotels in Russia

RVM Capital Management Company, which is associated in the market with Russian Railways OJSC, was headed by Sergei Orlov, adviser to the president of the monopoly. Under his leadership, RVM, which is part of the Rosvagonmash group and owns shares in the port of Ust-Luga and the insurance company ZHASO, will build hotels throughout Russia. The network will consist of 20 complexes, including a hotel in Kazan, which has already been built and managed by Rezidor. According to experts, the entire project will cost RVM 12–14 billion rubles. and will secure second place among Russian hotel companies.

The management company of the Rosvagonmash investment group, which manages about $1.3 billion, has received a new general director. According to the RVM website, this post was taken by Sergei Orlov, adviser to the President of Russian Railways OJSC Vladimir Yakunin (supervising commercial and investment issues). He replaced Vadim Korsakov, who left the company. According to Kommersant’s source in RVM, Sergei Orlov worked in the group before his appointment, heading its board of directors. “When Vadim Korsakov left, the question arose about finding a new leader, but it was decided not to bring in someone from outside to minimize risks,” says Kommersant’s interlocutor.

The investment group "Rosvagonmash" consists of the CJSC of the same name and the management company "RVM Capital". The shareholders of the management company are not disclosed; the shareholders of Rosvagonmash IG, according to SPARK data as of January 1, 2010, were IFC Express Capital (30%), Transcreditleasing (a subsidiary of Transcreditbank, 24.9%), OJSC Lengiprotrans ( 24.9%) and Trading House Russian Railways (19.9%). According to SPARK, RVM Capital Management Company owns 99% of the shares of the insurance company ZHASO, as well as shares in the Russian Railways Trading House, the port Ust-Luga Company, the largest manganese ore mining enterprise CHEK-SU.VK and other projects .

Sergei Orlov, as the head of the management company, will have to continue the company’s current projects, including, as Kommersant found out, the creation of a large chain of regional hotels. Kommersant's interlocutor said that in 2008 the company created a fund for the construction of hotels at train stations. “But this year we finally moved away from this scheme. We will build where it is convenient for tourists and businessmen,” says Kommersant’s interlocutor. The group's press service clarified that it is planned to build 20 hotels, ten of which are at the stage of design and execution of construction documents, and three - in Kazan, Astrakhan and Izhevsk - have already been commissioned (they are managed by Rezidor, one of the leaders in the global hotel business ).

Approximate parameters of each hotel: three stars, area - 8 thousand square meters. m, about 170 rooms. “This is a format of inexpensive, accessible hotels for the middle class,” the group explained. However, after completion of construction, RVM plans to exit the project, recording profits through the sale of hotels to a strategic investor. The company added that they already have experience in running development projects - the company’s funds own the Domnikov business center and the Myakiniskaya Poima office complex in Moscow. If the group implements its plans, then in terms of the number of rooms its hotel chain will be one of the three largest in Russia. Now the leaders are Azimut (about 4 thousand numbers) and Intourist (2.8 thousand numbers).

On average, hotel construction costs 100–120 thousand euros per room, says Stanislav Ivashkevich, deputy director for development at CB Richard Ellis, so the group can spend 12–14 billion rubles on the project. However, the expert clarifies, investors’ expectations regarding the rise in prices of hotels in the regions have not yet been met; they remain low-income. He believes that it will be possible to sell the network to foreigners, but not earlier than in five to seven years.
