"Over the past 10 years (from the second quarter of 2002 to the second quarter of 2012), the Moscow office real estate market has made a significant breakthrough: the amount of supply in the market for this period increased by 144.6%," the company quoted by RIA Novosti stresses.
According to the rating, Prague turned out to be in second place in this indicator, where the volume of office space increased almost doubled, in the third - Warsaw with an indicator of 66%, and in the fourth - Dublin with an increase of 60%.
At the same time, the smallest growth indicators were observed in London and Rome, where the volume of offices of offices increased by 10 years by 7.7% and 3%, respectively.
"This indicates a high level of market development: in these cities it was already formed at the beginning of the" zero ", when the first high -quality offices appeared on the Moscow market," the report says.
Meanwhile, in terms of the growth of the total supply of quality offices in five years (from the second quarter of 2007 to the second quarter of 2012), Moscow takes second place with an indicator of 99%, yielding to Kyiv, where the number of office space increased by 121%.
They are followed by Budapest (70%), Warsaw (40%) and Prague (33%), and the outsiders of the rating are Frankfurt, London and Stockholm (3%growth), Berlin and Rome (2%each) and Copenhagen (1%).
Today, Moscow is the third city in the world after Hong Kong and London in terms of lease rates for premium objects, leaving behind the developed markets of Paris, Tokyo and New York.
The weighted average rental rates in the capital of the Russian Federation are in the range from 700 to 1.3 thousand dollars per square meter per year in class A and 350-700 dollars per square meter per year in class B.
At the same time, rental prices, according to experts, remain almost unchanged for the past nine months.
