The housing built for the 2014 Olympics will be sold for 10 years

After the 2014 Olympics, a huge amount of high-quality and expensive offers built specifically for games will enter the Sochi residential real estate market. But I will be able to sell it only by 2024 - 2026, they write Vedomosti with reference to expert data.

According to their estimates, apartments worth from 6 million to 15 million rubles will be most liquid in Sochi. In the Olympic facilities, the number of such apartments can be 3200 (about 30%). The sale of apartments with a higher budget will take place with a slow pace and will stretch for another 10-12 years, analysts say.

In total, in the first half of 2014, 14,567 apartments in business and elite classes (taking into account Neolimpiic objects) will be concentrated in the Sochi housing market.

As experts of the market suggest, in the first year after the Olympiad, a flash of demand for these objects will be, but they will be purchased for subsequent resale.

The average cost is 1 sq. meters in the houses of business and elite classes in Sochi are now 134,100 rubles. According to the MRG forecast, in 2014, after entering the Olympic market, the price will reach 161,900 rubles.
