The winners in the market are usually those who, for whatever reason, need a product that is in little demand. Three-room apartments in the economy and comfort class sector are precisely such an unpopular offer on the housing market. Apparently, this is due to the demographic situation, writes Kommersant-Online .
Many Moscow families have one child, and they consider a third room as an unaffordable luxury. Those families who can afford to purchase excess space are more likely to upgrade to the business class category. Therefore, three-room apartments are less susceptible to price fluctuations than others when the market is growing, and fall in price the fastest when the curve goes down.
According to analysts, in the first half of the year the average price per square meter on the secondary market in Moscow decreased by 1.2%. The correction affected three-room apartments to the greatest extent. They lost almost 2%. At the same time, two-room apartments became cheaper by 0.6%, and price changes for one-room and multi-room apartments are within the statistical error. Indeed, in the modern market, three-room apartments are in less demand than others, experts note, but the range of such offers today is very wide.
There are both very spacious and small three-room apartments. And sometimes a three-room apartment with an area of 60 square meters. meters may be cheaper than a two-room apartment of similar size. Traditionally, the more rooms, the lower the cost per square meter, so for some families, purchasing an apartment with more rooms can be the most comfortable and rational solution to their housing problem.
