The capital housing rental market has turned into a rope tug competition: tenants are trying to increase prices in all ways, tenants cling to the previous ones. It seems that the latter wins - in the coming months, prices will not rise, but in places they will even fall, writes Kommersant money .
In September, realtors calculated that the supply in the market grew by 7%compared to the previous month, and demand fell by 11.4%. As a result, almost three apartments had to rent housing for each who wanted to rent housing. There has never been such an imbalance in the Moscow rental market, experts say. And no matter how much the lesslers would index the bets at least partially, today's market is the tenant’s market, the magazine notes.
- Selling housing in Russia will become more obstacle
- in Moscow, they calculated the new cost of patents for renting apartments, depending on the area and area
Until the rental rates have changed. According to analysts, in the economy class the average cost of renting a one -room apartment is 31 thousand rubles, two -room - 41 thousand rubles, three -room - 56 thousand. It should be borne in mind that August, September and October is the peak of the rental market, when prices usually rise, but this year it was not possible to raise them, no matter how the sellers tried.
If the tenants have not yet achieved a significant decrease in prices, then they managed to achieve an improvement in the quality of the offer. “The cheapest apartments -“ grandmother's lups ”up to 30 thousand rubles - now it is simply impossible to surrender,” says a private realtor. “And more recently, this segment was about 10-20% of the lease market.” "But good, high -quality housing, designed for young specialists, is still grabbed like hot pies. And such housing not only does not fall in price, on the contrary, the prices have risen somewhat there recently," he notes.
The supply in the market has also increased due to the greater distribution of the option of renting housing to the lining. If five years ago, the cheapest housing was mainly rented by migrant workers, now young people thus rent more expensive apartments, and this segment is already evaluated at about 5% of the market. Experts believe that next year you can wait for a reduction in housing rental prices, since the solvency of citizens will fall, and even more proposals will appear.
Rental housing market will replenish new buildings
For the second year, Moscow has been setting records for housing input. Last year, 8.5 million square meters were introduced. m of housing, the pace of construction, as the metropolitan authorities announced, were comparable to the volume of construction in Beijing, New York and London. The same amount will be introduced this year, and probably most will be in the rental market in the next six months.
In addition, the metropolitan authorities are building a metro with the Stakhanov pace, and competition is increasing on the rental market at the expense of areas that were previously uninteresting to tenants. In addition, recently there has been a revival in the market for the sale of housing - people buy real estate in an attempt to save their savings from devaluation. This real estate will again be in the rental market, experts say.
"Those landlords who adequately assess the situation will reduce prices. And at least they will not try to shift the resulting costs to tenants," one of the analysts comments.
The trend in the elite segment is even brighter. In the coming year or two, at least five new elite housing complexes will appear. In 2015, in the west of Moscow, Donstroy will introduce the Setun Project project, in the east the Heritage Quarter will be handed over in the east, and De Luxe will be Snegiri Eco in the southwest. In 2016, the Capital Group and Barkli Residence in the south of Moscow will be completed at Khodynka. Most of the apartments from these complexes are likely to replenish the offer in the elite segment of the rental of apartments.
Already now the most expensive offers in the market - more than 200 thousand rubles a month - are practically not in demand, and those that are in the range from 100 thousand to 200 thousand rubles are also losing in demand. The reason for this imbalance was the increased proposal in the segment and a reduction in demand.
Realtors also indicate that important changes, although it is not yet clear which ones, in the rental market occur due to paid parking in the center. The introduction of paid parking gradually turns the process of renting an apartment in the city center into a very troublesome business.
