Today, Expo Hotel will open the Skyexpо hotel 6 km from Tolmachevo airport, said the hotel's general director Elizaveta Gavrilenko. The 0.3-hectare site belongs to the company, she said. The hotel building is connected by a covered passage to the Novosibirsk Expocentre international exhibition complex. The eight-story business hotel with an area of 9,500 sq. m has 199 rooms, and a helipad is 200 m away, according to its website. The hotel was built in two years and is currently undergoing certification for the 3-star category.

Investments in the construction of the hotel are 600 million rubles, and investors plan to recoup their investment in seven to eight years, Gavrilenko said.

According to the Unified State Register of Legal Entities, half of the authorized capital of Expo Hotel LLC belongs to Inport Group of Companies CJSC. Market participants believe that the owner of the CJSC is Alexey Chertenkov, the president of the Airport Civil Aviation Association, who was the general director of Tolmachevo in 2005-2009. De jure, Inport belongs to Alexey Artemyev, Chertenkov’s former deputy at Tolmachevo (Unified State Register of Legal Entities); Chertenkov is its president, the company’s website states. In 2012, Chertenkov and Artemyev were convicted by the Ob City Court for commercial bribery (Part 4 of Article 204 of the Criminal Code of the Russian Federation) and sentenced to fines of about 1 million rubles each. The remaining 50% of Expo Hotel is distributed almost equally between six private investors, three of whom - Maxim Yakubenko, Sergey Ryabov and Mark Rubinov - are shareholders of the plastic window manufacturing company BFK, according to the Unified State Register of Legal Entities.

Inport's share is pledged to Sberbank until Expo Hotel fully fulfills its obligations under the loan agreement concluded in May of last year, according to an extract from the Unified State Register of Legal Entities.

Inport owns the four-star Skyport hotel, which has been operating near the airport since 2008. It is managed by the company Skyport Hotels, which will also manage Skyexpо, says Gavrilenko, who is the director and co-owner of the company.

Gavrilenko expects to be able to fill half of the hotel in the first year of operation, then there will be more. Cushman & Wakefield partner, director of the hotel business and tourism department Marina Smirnova doubts: "In the first year - 42-45%, only in the second year - 50-55%, 60-65% - in the third, this is the maximum possible occupancy of Novosibirsk hotels." Business tourism is developed in Novosibirsk and there is practically no excursion or leisure tourism, therefore three days a week the hotels show good occupancy, one day - average and three days - low, she adds. Considering the proximity of Skyexpо to the expo center, the hotel expects a high season during exhibitions and a sharp decline between them, the expert is sure.

Smirnova considers the cost of a standard room at Skyexpо to be “very acceptable” – from 3,500 rubles per day (hotel data).

The second Sky-hotel in Novosibirsk
