One of the richest Russian businessmen, the owner of the development company Coalco Vasily Anisimov, transferred it to the management of Roman Timokhin's MR Group. We are talking about more than 1 million square meters. m in Moscow and Moscow region

The fact that Anisimov transferred the assets of his company Coalco to the management of MR Group was told to RBC by the businessman himself and confirmed by a representative of the MR Group. The parties signed an agreement under which the company of Roman Timokhin and Viktor Labuzdko will develop Coalco projects with a total area of more than 1 million square meters on fee-development terms. m. The point is that the land will remain the property of Anisimov’s company, but the entire development process on it, from design to the sale of space in buildings, will be handled by MR Group, a representative of the latter clarified to RBC. The parties do not disclose the amount of royalties that Coalco will receive and other terms of the partnership.

MR Group will take over the management of the capital's Royal Plaza (289 thousand sq. m.), Crystal Towers (150 thousand sq. m.) and Basmanny (27 thousand sq. m.) mixed-use complexes. In addition, the company is considering the possibility of developing Coalco projects near Moscow, including the Bolshoye Domodedovo microdistrict (14 million sq. m), as well as Odintsovo-Arkhangelskoye, Galchino, Danilovo, Rastunovo and the industrial and logistics complexes Velyaminovo and Kuzminskoye (their total area - about another 12 million sq. m).

“Timokhin will manage the assets, under what conditions is being discussed,” Anisimov told RBC. “The chosen format is the first step in cooperation between Coalco and MR Group; in the future we plan to develop new sites also jointly,” a representative of MR Group quotes Timokhin.

At the same time, Coalco's top management changed. The place of the former general director of the company, Denis Bass, was taken by Olga Dmitrieva, who also worked in Coalco structures, follows from a message from MR Group. Anisimov confirms this, but does not comment on the reasons for the resignation. Two sources close to Coalco say the company is making deep cuts. “At a recent board of directors, they decided to cut almost the entire staff, including the general director,” one of Coalco’s top managers told RBC. Anisimov does not comment on this. Bass could not be reached for comment.

Anisimov claims that he will continue to participate in making strategic decisions regarding assets that are transferred to management. “We will communicate with Timokhin on a regular basis,” he says. Anisimov does not say whether he himself will participate in the work of the Coalco board of directors.

The cost of construction of Coalco residential projects in Moscow alone will reach about 30 billion rubles, says Sergei Lobzhanidze, head of the analytics and consulting department of Best-Novostroy. Provided that the sold area of apartments in Royal Plaza and Crystal Towers will be 180 thousand square meters. m, the developer will be able to gain about 48 billion rubles from their sale, predicts the head of IRN-Consulting, Tatyana Kalyuzhnova.

Anisimov is a former partner of Alisher Usmanov in the Metalloinvest holding. He is included in the list of the richest businessmen according to Forbes, occupying 38th place with a fortune of $2.6 billion. Coalco is one of the largest land owners in the Moscow region with a bank of about 20 thousand hectares. For some of these areas, projects for the construction of housing and warehouse real estate have been developed. In addition, Vasily Anisimov promised to transfer about 1 thousand hectares for the construction of the Rossiya park.

MR Group's portfolio includes projects with a total area of 4.7 million square meters. m, of which in the active stage of implementation such objects as the multifunctional complexes “Vodny”, “Fili Grad”, “Savelovsky City”, the Danilov Plaza business center in Moscow and the residential microdistrict “Eco Vidnoe” in the Moscow region.

Ten years ago, Coalco was considered one of the largest commercial real estate developers in Moscow. Among her projects were several class A business centers, the largest of which are “White Square” (74 thousand sq. m) and “White Gardens” (105 thousand sq. m). Today their owners are O1 Group of Boris Mints and Millhouse Capital of Roman Abramovich.

With the advent of the new capital administration, things got worse for Coalco. In 2010, Vasily Anisimov negotiated the purchase of cement assets from the wife of former mayor Yuri Luzhkov, Elena Baturina, but the deal never took place, Kommersant reported. Over the course of several years, the company changed several general directors, some plots were sold, and fee-development agreements were concluded for others. For example, on a site in the Donskoy district of Moscow, the LSR group is currently building the Donskoy Olympus residential complex. In 2013, a plot of the Iskra plant with an area of 2.8 hectares near the Dynamo metro station was bought by the VTB-controlled company Hals-Development. At that time, experts estimated the size of the deal at $50–80 million.

Among the frozen Coalco projects was a project within the “Big City”, which involved the construction of about 17.5 million square meters. m on a plot of 1 thousand hectares within the boundaries of Khoroshevskoye Highway, Bolshaya Filevskaya Street and Krasnopresnenskaya Embankment (for comparison: the volume of construction located opposite the MIBC Moscow City is 4 million sq. m). Coalco itself expected to build an office complex with apartments with a total area of 252 thousand square meters on a site of 1.7 hectares of the former bakery. m, investing about $400 million.

Due to the crisis of 2008–2009, Coalco was faced with the need to restructure its debts. In 2009, the company's debts were estimated at $2 billion, the main creditors were VTB and Sberbank. As a result, at the beginning of 2010, Anisimov was forced to transfer to Sberbank a 50.01% stake in Crystal Towers LLC, which has a project of the same name on its balance sheet. Also, 100% of the shares of the general contractor OJSC GVSU Center were transferred to the state bank. However, already at the beginning of 2014, Kommersant wrote that Anisimov had regained 100% of the shares of Crystal Towers. The new urban development plan for the land plot (GPZU), issued by the authorities, envisaged the construction of a smaller volume of areas and only residential ones - about 150 thousand square meters. m.

Since the spring of 2011, Vasily Anisimov began searching for buyers for his capital assets, Kommersant wrote: the entrepreneur himself was going to focus on implementing the Bolshoye Domodedovo project in the Moscow region. At the beginning of the summer of 2011, Anisimov sold his shares in the White Square and White Gardens business centers to VTB Capital, gaining, according to expert estimates, about $450–600 million.
