The RVM Capital company acquired an office complex of 10,000 sq. m. m in the center of Glasgow in Scotland, reports the Internet portal PropertyWeek. The total amount of the transaction, according to the publication, was 8.7 million pounds sterling (about $13 million). Representatives of RVM Capital and the owner of the building, Savills Investment Management, did not respond to Vedomosti’s requests. But a consultant who worked with RVM Capital and a source close to the company itself know about the deal.

RVM Capital continues to look for other similar properties for investment in the UK and is ready to spend 50-60 million pounds sterling ($75-90 million) on their acquisition, PropertyWeek notes.

According to information on the website of ZAO Management Company RVM Capital, the company belongs to its management. The main owner of the company is the structure of the former adviser to the ex-president of Russian Railways Vladimir Yakunin, Sergei Orlov, sources close to RVM Capital previously said. He is also the chairman of its board of directors.

RVM Capital, together with Russian Railways, owns the Russian Railways Trading House, which supplies various goods to the monopoly. As stated on the RVM Capital website, he manages 11 funds, the value of assets under his management at the end of September 2015 was 32 billion rubles. The company invests in projects in various industries - for example, in Russian Railways contractors (Roszheldorproekt and Lengiprotrans), insurance companies (Blagosostoyanie and ZHASO), real estate (Business Center Domnikov in Moscow and Sinop in St. Petersburg , warehouse "Logopark-Tver", residential complex "Peterhof Cascade"), etc.

RVM Capital is not the first Russian investor in real estate in the UK. LetterOne of Alfa Group shareholders acquired the Pure Student Living chain of student residences in 2015 for £535 million.

Recently, due to the economic situation in Russia, more and more domestic developers are choosing to invest in residential and finished commercial real estate abroad, mainly in the USA, Western Europe and the UK, notes Evgeny Semenov from JLL. Despite the low profitability of real estate in the UK and Europe, many investors are ready to invest money in stable assets there, agrees Natalia Tischendorf, manager of the Romanov Property Holdings Fund. Andrey Bezverkhy from Cushman & Wakefield also notes small risks for property investors in the UK, even despite low returns compared to Russia: 2.25–4.25% per annum in London versus 11–13% in Moscow.

Until recently, the UK accounted for half of all foreign investment in Europe, Bezverkhy points out, and even despite the decline in the figure this year to 35-40%, it continues to lead in the number of investments in real estate. At the same time, since the London market is fairly overheated, investors are looking at smaller cities - Glasgow, Leeds, Manchester, where real estate is cheaper and profitability is higher, the expert summarizes.
