The Moscow authorities do not plan to coordinate the construction of housing in New Moscow over the next five years. This was announced on the sidelines of the financial forum on real estate, the head of the Department of Development of New Territories Vladimir Zhidkin.

“There are already enough permits for the construction of housing. Now we are interested in creating the urban environment, building commercial space and infrastructure facilities,” RIA Novosti quoted the words of RIA.

The official also said that now about 18 million square meters of housing are being built in New Moscow.

“This is a sufficient supply, therefore, I think, in the next 5 years we will not coordinate additionally, except that if it is single or iconic objects,” said Zhlikin.

Recall that last week the Constitutional Court recognized the practice of the application of Part 5 of Art. 13 of the Federal Law "On the features of the regulation of certain legal relations in connection with the annexation to the constituent entity of the Russian Federation - the city of federal significance to Moscow territories." We are talking about the law adopted in 2013, which allows, according to a simplified scheme, to seize lands in New Moscow for the construction of transport infrastructure and other facilities.

The KS came to the conclusion that if real estate has risen in price due to the objective increase in prices, then the amount of compensation should be indexed based on the calculation of professional appraisers. But if the object has risen in price in connection with the upcoming infrastructure improvements, the payment at the market value is “impossible”. In his decision, the Constitutional Court demanded that the legislators introduce amendments into the unconstitutional norm. Up to this point, the courts, when considering cases of real estate in New Moscow, "should proceed from the market value of property indexed taking into account the dynamics of the value of similar objects, or these specialists about value indicators in the corresponding segment."
