
“People who were honestly worked in Siberia have the right to move to warmer and more comfortable regions” - this simple fair thought formed the basis for the construction units of the Novosibirsk Sky Group Civil Code to the federal level, giving the construction of a large residential complex of Kubansky in one of the most blessed areas of the Krasnodar Territory - Belorechensky.
And how many people who are able after many “in the north” of years to throw everything and rush south, after many “in the north”? Who are they, what cities and regions choose when it comes to internal migration? And how can they help them start their new (possibly better) life by a large southern Sky Group project?
These and other, related issues have become the subject of discussion on the recently held in the editorial office of the taiga. Alexei Mazur : Today, the conversation is devoted to those who want to change their lifestyle and move to the warm edges of the colder, like our Siberia. We will try to understand how real and accessible to our people such changes are, and how the new Sky Group project in the Kuban can help them.
Vladimir Litvinov : The very idea of building a large residential village 100 kilometers from Krasnodar was born spontaneously with us. We met with the head of the Belorechensky district at the Economic Forum in Sochi, and there we signed a contract.
I must say right away: conceiving a large housing project in Sunny Kuban, we as the main buyer considered the inhabitants of the northern cities. In the Krasnodar Territory, excellent climatic conditions, which for a person who is accustomed to a harsh climate, for example, Siberia, look literally like an earthly paradise: warm, sunny, but there is no grueling heat, and so most of the time; Suffice it to say that here strawberries are removed twice a year.
Alexey Mazur: Why didn’t they consider, for example, the construction option somewhere in the Sochi area? There is also good climate there.
Vladimir Litvinov: The situation was simply analyzed. Do you know that now many who have purchased apartments in Sochi are already slowly moving away from there? Sochi is a resort city. It’s good to come to the popular resort for a couple of weeks, and not everyone will like to live there constantly. At such a resort, crowds of vacationers, sky -high prices, heated by the same vacationers who are ready in their two weeks to break away “to the whole coil” and do not skimp. Plus noisy street cafes at every step ...
The charm of the Belorechensky district is that it retains all the advantages of a resort place (excellent climate, excellent natural conditions, developed social-in-house and road transport infrastructure), and at the same time quietly and calmly.
Alexey Mazur: And yet this is a province ...
Vladimir Litvinov : Province, but in the good sense of the word. A place free from the hustle and bustle, but cozy and comfortable. And by the way, the “province” is not at all far away: only 76 kilometers to Krasnodar, to Tuapse - 100 kilometers, the same amount to the Caucasian reserve. Before the Maykop with its healing sources-only 32 km, there is also the famous year-round health resort Lago-Naki (by the way, now nearby there they began to build a high-class ski route). And that's not all. In total, 113 kilometers - a hot key resort, nearby - Adygea with her wonderful cheeses ...
And the climate in the Belorechensky district is even softer than in Sochi and Krasnodar. In summer, the average temperature +28ºС. The average annual - plus 11.8 ° C. Fruits, vegetables - all year round, and in the opinion of a person “from the depths of Siberian ores” they are very cheap. Real “living” southern tomatoes of 20 rubles per kilogram - Novosibirsk or Kemerovo, such a price only in a seductive dream can be dreamed, but here it is a reality!
Roads - would not fall asleep at the wheel. There are no pits! The average speed is 110 km/h. Buses from Krasnodar to Belorechensk go daily, several flights a day; A couple of hours - and you are already in the capital of the Krasnodar Territory.
Good living conditions here. Really good, without exaggeration - and they are now, objectively. And they are especially visible to the Siberians. Previously, they were mainly referred to Siberia, by good free will few went here. Siberia definitely does not add health. Everyone criticizes me that I speak about Siberia. And what to criticize? I myself was born and raised. But let's be objective. We have a sharply-concrete climate, a long exhausting winter. There is a chronic shortage of fluorine and iodine, but it is full of harmful radon. Hence the diseases of the thyroid gland, heart and musculoskeletal system. This is true. Why turn a blind eye to her? Let's exhale and honestly admit: our native and beloved land does not really contribute to a healthy and long life.
Alexey Mazur : Thinking the village, from the very beginning you focused on pensioners?
Vladimir Litvinov : Partly. I saw this model of business abroad, it seemed to me very interesting, necessary, truly socially responsible. When people retire, their lifestyle changes sharply. What a person has a pension, in principle, there is no difference; In any case, these people have already worked out, gave the country to the country, the time has come for a well -deserved rest. And at this time they must continue to live a full -fledged life: interesting, high quality, convenient.
By the way, here is another plus of the Krasnodar Territory: there are no elderly people, like ours, six months a year to walk along slippery sidewalks. I recently raised the numbers: pensioners in the first place in falls and fractures on ice. And at this age, such injuries are very severe. Therefore, why not save the elderly from these problems?
But we are not building the village of pensioners. No. We say that it will be convenient for people to live in it. Like everyone else.
Natalya Shirokova : Not only pensioners go south. If we consider Krasnodar, a suburb, and even the villages from which it is easy to get to Krasnodar, then it is easy to notice: quite young families with children move here. Because there is work in Krasnodar, you can arrange a child in a kindergarten. Many migrate due to health reasons, because in the south it is good for those who have easy problems, allergies. The hot key is also attracted-the famous sanatorium-resort area (there, by the way, real estate prices are the same as in Krasnodar, although 60 km to Krasnodar, and who lives in a hot man, travels to Krasnodar).
Vladimir Litvinov : For those autobahns that are now built, to drive a pleasure.
Alexey Mazur : Let's get back to your village near Belorechensky. How much do you already work on this project?
Vladimir Litvinov : Two years, of which the bulk of the time went to the registration of land. But today this work is completed, a land plot of 50 hectares has been fully prepared, and in May we will begin directly to the construction. The complex will be positioned as comfortable and affordable housing: inexpensive cozy apartments and houses.
Alexey Mazur : “Inexpensive and comfortable” - sounds good, but vague. Describe the project in more detail. What will be the development structure?
Vladimir Litvinov : We will arrange the cottages along the contour of the village, the second line will go to the tower-homes, and in the center we will build multi-apartment four-story buildings. The whole development is in a single thought -based architectural solution.
Start with cottages. I note that the elevators will be everywhere, even in two -story cottages. This is for convenience. At a respectable age, walking up the stairs many times a day is difficult, and by the way, it is far from useful (climbing the stairs adversely loads joints, this is not like walking in a flat place).
We have elevators of our own production. An interesting fact: the first time we showed our elevators at the exhibition in Shanghai five years ago, and then we were the only ones who presented the cottage elevator. And at last year’s exhibition, six firms have already set a similar product. The manufacturers “hooked” for the idea, realized that it was correct.
In addition to mandatory elevators, we want to give an electric mokik to the gift of future residents of the village when buying housing. Today, all China travels to such year -round. Mokiki there are sold in supermarkets. It is convenient for them, for example, to go to the store for grocery. The elderly we suppose to give mokiki on four wheels, and those who are younger - on two.
Alexey Mazur : Do you give an opportunity to look at the future village? People will come, and what will they see?
Vladimir Litvinov : On the territory of the village we will put a showroom. Everyone can see and decide. So “with your eyes closed” will not be sold. Come, look!
Alexei Mazur: You say that your elevators, air conditioners and mokiki will be default. And what about hospitals, schools, kindergartens?
Vladimir Litvinov : Everything is. The hospital, clinic, kindergartens are solid, with beautiful brick verandas ... Big school, sports complex, indoor ice rink. In general, the region puts a lot in social infrastructure. They have a budget above ours.
Alexey Mazur: And the prices of products, for example?
Vladimir Litvinov : I have already said that a kilogram of tomatoes in the morning costs 20 rubles.
Alexey Mazur : That is, our pension immediately increases by five times. And tell me, how much will it cost, say, a cottage in your village?
Vladimir Litvinov : 35 thousand rubles will cost a square meter in the house for a home -made. The first to build cottages of 86, 100, 116, 128 and 145 square meters. That is, on average, the price of a cottage is 3.5 million rubles.
Natalya Shirokova : What is the situation with communications? Is there a gas?
Vladimir Litvinov : Everything is summed up. A centralized sewage system is provided.
Natalya Shirokova : Are there turnkey decoration options?
Vladimir Litvinov : Yes, we will have subcontractors to carry out finishing work, and approximate design solutions have already been developed.
Alexey Mazur: What are the schemes for buying housing? Is a mortgage possible?
Vladimir Litvinov : We will try to make a business model on trad-Inu: (When we take the apartment from the person on the payment account; there are realtors who will implement it). Mortgage is also possible, of course! With Sberbank we are now deciding which of the branches will work with us: either Krasnodar or Novosibirsk. It is possible to use savings, and children can participate financially. That is, in our project there are all ordinary tools for the purchase of housing.
Natalya Shirokova : According to our statistics, in Krasnodar over the past four years there is a constant growth of the population. They expand the boundaries of the city, they build cottage villages.
Vladimir Litvinov : Yes, they are actively developing, and this will also help our project. I can say: the Krasnodar partners suggested that we have applied technology for the resettlement of citizens from dilapidated and emergency housing already worked in Novosibirsk in Krasnodar. Already met on this issue with the deputy governor. As it turned out, they want the old private sector located in the region located in the regional capital, according to the same scheme as we practice, to relocate to Belorechensk, and transfer the vacant areas to new complex urban development. And wonderful, we are glad to all residents where they came from.
Natalya Shirokova : I note, the Novosibirsk standard of life is higher, if you compare with the standard of living in the Kemerovo region. Budgets are higher, the real estate market is higher. The Krasnodar price level in the real estate market approximately coincides with Kemerovo.
At the same time, partners from the Kemerovo region say that the boom of moving to the warm lands in Russia came in 2016-2017. In 2018, there were fewer people. At the same time, teachers, doctors of pre -retirement age leave. To pensioners who have been retired for some time, it is psychologically hard to move.
Vladimir Litvinov: But moving is a normal process. This is done all over the world.
Natalya Shirokova : How much is the population in Belorechensk?
Vladimir Litvinov : Somewhere 96 thousand. But this is also a city - only quiet, unhurried.
Alexey Mazur : From the point of view of the prospects of migration flows - there is a problem of changing lifestyle. People are hard to change. We are used to the fact that where he worked, and remained there. Where you were prescribed, live there.
Vladimir Litvinov : Such a habit is already obsolete. If someone is used to the old button mobile phone-“talking”, this does not mean that smartphones have no prospect. It’s just that we have not yet been vaccinated by the culture of crossings, let's say, by free will (and not, if necessary - service, career, family).
Natalya Shirokova : Historically, migration in Russia has always been. Either they sent to BAM, then to Siberia.
Alexey Mazur : Then her essence was in attracting labor resources. But no one suggested transporting pensioners to the warm lands. Suppose that your scheme will work and people who have worked for many years in Siberia will begin to move massively ...
Vladimir Litvinov : Most likely, they will not be massively. But it does not need to be massively. The main thing is that those who consider it useful and convenient for themselves have such an opportunity. And we create such an opportunity for people, understand? At the same time, we make the bet not only on Siberia. I think that our project will be interesting for residents of Murmansk, Petrozavodsk, St. Petersburg ... Kuban sun, warmth and hospitality will be enough for everyone.
