The construction of the Yandex headquarters will be engaged in the developer MR Group

The development company MR Group will build a new headquarters of Yandex in Moscow. The Vedomosti was told by sources close to the parties to the transaction, and then the information was confirmed by the representative of Yandex and the marketing director of MR Group Evgeny Starkov.

Recall, about the purchase of a site with an area of ​​about 4 hectares on Kosygina Street, the building of the Kosygin Street, where the building of the Korston Hotel (former Orlenok) is located in December 2018. The transaction value amounted to $ 145 million excluding VAT. At the end of April 2020, the construction project of this territory was put up for public discussion on the Active Citizen portal (local residents objected to discussion in this form and complained about the inability to take part in it).

From the materials submitted for the discussion, it followed that it would be possible to build up to 170 thousand square meters of real estate on the site, and the maximum height of the building would be 75 meters, which corresponds to the height of the "Corston". In addition to office premises, the project will include underground parking, test laboratories, an educational center, a sports complex with a pool, a block of publicly accessible services and the Yandex museum. The company representative noted that the architectural concept of the project is only being developed.

According to the director of the capital of capital markets in Cushman & Wakefield, Alan Baloeva, investments in the construction of Yandex headquarters will amount to 13-15 billion rubles. Given the decoration and equipment of the complex, we are talking about the amount of 55-62 billion rubles, says Sayan Tsyrenov, director of practice in the field of real estate PWC real estate.

Mr Group is one of the largest developers in Moscow. So, the company built the residential complexes Paveletskaya City, Metropoli, Fili City, Fili Grad, Icity business center, etc. In Yandex, they explained the choice in favor of MR Group by the fact that the company has “many years of experience in building office centers and creating multi-format real estate”. In turn, Evgenia Starkova said that the new headquarters of Yandex will become one of the most modern and technological buildings in Russia and will appeal to employees and local residents.

According to ILM managing partner Andrei Lukashev, MR Group is one of the few Moscow developers who can build a headquarters for such a technological company as Yandex.

Currently, the main office of Yandex is located in the Krasnaya Rosa business center on Timura Frunze Street, where the company rents about 55 thousand square meters. Yandex also rents 30 thousand square meters in the center of Aurora near Paveletsky Station. At the end of last year, the company removed another 20 thousand square meters at the Okay business center in Moscow City, and now, according to rumors, Yandex is negotiating about 20 thousand square meters in the Neva Towers complex.
