
At the end of November, the number of searches of apartments in Moscow and St. Petersburg in the real estate ecosystem "Square meter" (part of the VTB group) increased more than doubled. This was reported by Interfax with reference to the study of the service.
The report states that from November 20 to 30, the number of search queries of complexes of a similar format was more than 1,700, which is 2.5 times higher in relation to the period on November 10-20 and a little more than twice on the first ten days of November.
According to analysts, such a surge of interest in the apartments is related to statements by the deputy head of the Ministry of Construction of Nikita Stasishin about the possible ban on the construction of apartments in the future and the legalization of the already built apartments.
"The initiative to reform the status of apartments was reflected in the dynamics of customer demand. We see that after reports about the possible ban on their construction in the future, the number of views of pages with similar offers increased by 2-2.5 times, and the statistics of the beginning of December confirms this trend. It is not possible to speak about whether this has affected current sales. At the same time, we do not exclude the increase in their share in the total volume in the total volume transactions according to the end of the year, ”said Vyacheslav Dusaleev, general director of the ecosystem.
Recall that now the apartments relate to non -residential premises, and they cannot be registered in them, although in fact the apartments are housing. In addition, increased housing and communal services tariffs and tax rates are used for them, and in case of problems, the developer of apartments are not protected by law.
On November 20, Nikita Stasishin said that only those apartments in which conditions are created for a comfortable and safe residence will receive the status of residential premises in Russia, and special requirements will be presented for the apartments under construction. "There is no task - to recognize all the objects that are more or less adapted for living, full housing. Only those objects in which, once again I repeat, all the necessary conditions are created for comfortable and safe residence, as well as the opportunity to use all the necessary infrastructure, social and engineering convenience," Stasishin said.
The official latersaid that the Ministry of Construction of the Russian Federation does not plan to stop the construction of the started projects of apartments. “What is being built should be built further, regardless of anything. We will initially write down the criteria that will allow subsequently after the input, if you certainly do not build where you can’t build at all, will allow you to equate [to housing] or leave [in apartments],” he said.
