At the same time, the company "Best-Novostroy" reported that the volume of offers of housing in the new buildings of Sochi is now only 95.5 thousand square meters, 40% less than at the end of March. Analysts associate a sharp reduction in the proposal with a preferential mortgage program of 6.5%, which increased the demand for new housing in Sochi. “Developers did not count on such demand, so new projects are not yet ready to start sales,” said Yulia Galimova, general director of Nedvex.
She also noted that taking into account the moratorium on the issuance of new permits for the construction of housing in Sochi, which will enter into force on July 1, leaching the proposal to almost zero can occur in the next two to three months. At the same time, Irina Dobrokhotova, Chairman of the Board of Directors of the Best-Novostroy company, does not expect to complete the supply of offers from the market. According to the director of the analytical system BNMAP.PRO Sergey Lobzhanidze, the price of new apartments in Sochi has increased by 32%since the beginning of April. Now a square meter of housing in the new buildings of Sochi costs an average of 333 thousand rubles, and by July this figure may exceed the average cost of new housing in Moscow, reaching 350-370 thousand rubles per square meter.
Recall that the mentioned moratorium on the issuance of building permits is associated with the development of the new general plan of Sochi. It is assumed that the general plan will be developed and approved in about two years. The new general plan is necessary to streamline the development and deal with the solution to the problem of deficiency of social infrastructure facilities.
During the period of the moratorium in Sochi, it will be possible to obtain permission to build an individual house up to 12 meters high and an area of up to 300 square meters. The construction of objects of larger area can be allowed after public hearings. At the same time, the ban will not affect the current agreements of the integrated development of the territory and permission to build facilities, the financing of which is carried out at the expense of the federal, regional or local budgets.
