The average cost per square meter in new buildings of the mass segment in all districts of old Moscow in April 2021 exceeded 200 thousand rubles. This is stated in the study of the Metrium company, the review of which is quoted by Interfax .
"In April, the average cost per square meter in mass new buildings in all districts of the" old "Moscow exceeded 200 thousand rubles per square meter. This happened for the first time in the history of observations," the company said.
The only district of Moscow, where in new buildings of economy and comfort class, average prices were preserved below 200 thousand rubles per square meter, until April there was a southwestern administrative district (Yuzao). Now, apartments in such new buildings in the Yuzao on average cost 210 thousand rubles per square meter, and this indicator is minimal in the capital. So, in the Swan “square” costs an average of 218 thousand rubles, in the SEA - 225 thousand rubles, in the South -Western Administrative Offenses - 226 thousand rubles, in CAO - 240 thousand rubles, in the VAO - 248 thousand rubles, in the North -Western Administrative District - 254 thousand rubles, in CJSC - 259 thousand rubles. At the same time, the average cost of a new apartment in new buildings of the mass segment in Moscow increased from 10.98 million to 12.28 million rubles, and the average area decreased from 58.5 to 52.5 square meters.
"Developers shift the growing cost of construction to the end customers and carefully control the supply volume that has yet to be built. Now there are only 10 thousand apartments in the mass segment, which is very much and complicated by the choice of the right option for the buyer," said Maria Litinetskaya, managing partner of Metrium.
Recall that last week it was reported that according to the results of the first quarter, the cost of new housing within the boundaries of old Moscow increased by 24.4% compared to the first quarter of 2020 and reached a record in the history of the market of 405.8 thousand rubles per square meter.
Knight Frank associated price increases with an increase in business class housing in the offer structure of up to 40% while reducing the fraction of mass housing to 42%. Another 18% of the market occupies an elite segment. Prices were also influenced by the growth in the cost of construction and the price policy of developers. As for the supply of new housing, in the first quarter this figure amounted to 1.86 million square meters and has become minimal over the past five years. Reducing the supply also led to price growth.
