
Residents of Khamovnikov and city protection organizations have long protested against the construction of the Ryabushinsky business center across the road from the estate of Leo Tolstoy. Employees of the writer’s museum located in it call the new building “ugly”. Recently, more specific ones were added to aesthetic claims: due to construction work on the walls and ceiling of the museum, cracks were formed. Artem Alexandrov tells what is happening with the Moscow house of the great writer.
Leo Tolstoy, at the end of the 19th century, decided to move to Moscow, where he needed to work with archives, constantly communicate with publishers, and his children to receive education at the university. For a comfortable life in the capital in 1882, the count acquired the estate in Khamovniki. “Water - right there, almost better than Mytishchi! And the air, and silence! And this is in the middle of the capital's crowd. It is impossible not to buy, ”wrote Tolstoy about the estate. The writer left his Moscow house only in 1901, moving back to Yasnaya Polyana.

After the revolution, by the personal instructions of Vladimir Lenin, the Tolstoy estate was nationalized and became a museum. In this status, it still exists.
Exactly 100 years after the opening of the Museum-Enspect, which survived the advent of the Germans and the collapse of the USSR, went cracks due to the construction of a business center in the neighborhood.
Through the road from the estate, the developer of Krasnaya Rosa JSC in full swing is erected by the Ryabushinsky BC. The fashionable architectural bureau Kleinewelt Architekten describes the building they designed as follows: “The corps is visually combined with a laconic glass volume that soars above the ground, absorbing the textures of trees, the sky and the linearity of the surrounding development.” However, judging by design photographs, the building is more reminiscent of a standard Soviet house of culture, but from glass.

It was the appearance of the new business center that became the first reason for counteraction by museum employees, local residents and city-protective public organizations .
“Since such a large-scale construction is planned in the visual contact zone with Tolstoy’s estate, coordinating bodies-the Moscow City Highway and the Moskomarchitecture-it was worth taking into account the architectural-historical context, in which the owners of the site intend to conduct new construction, and establish a certain framework for the developer in the form of high-altitude regulations and strict architectural and stylistic solutions, minimally contrasting with the prevailing architectural environment of the cultural heritage object, ”explains Dmitry Chizhkov, an employee of Arkhnadzor.
The territory of future construction, according to Chizhkov, also falls into the protection zone of the identified object of the cultural heritage of the Vsevolozhskiy estate (several years ago this one, almost the oldest wooden house in Moscow, was destroyed, and a newly appeared in its place ), which imposes even more serious restrictions on the developer.


“In the protection zone, any urban planning activity is prohibited, with the exception of the so-called regeneration of the lost architectural and urban planning environment,” says Chizhkov. - In practice, we see the demolition of a completely preserved environment in the form of two office buildings of the former Silk Factory Fat. The famous architect Roman Klein worked on one of them. At the site of the environment that has already been lost by the forces of the developer, it is planned to build an alien 7-story volume that aggressively contrasting with the environment, and literally hanging over the manor courtyard. ”
Indeed, the project, according to the description in the act of historical and cultural examination conducted by the Department of Cultural Heritage when issuing a building permit, implies the “preservation of part of the walls and foundations of buildings” in the territory of the former Silk factory.
However, one of the buildings has already been demolished, and the second is damaged by the facade. And this is only the beginning, because the project of the Ryabushinsky business center implies the digging of the foundation pit for the construction of underground parking. According to Chizhkov, because of this it is possible to subside the soil and violation of the outflow of groundwater, which can cause serious damage to the Tolstoy's estate on the construction of the construction.
According to the head of the manor department of the Museum of Tolstoy Dmitry Litvinov , cracks have already appeared in the house due to construction. “They formed after the neighboring buildings began to demolish the excavator,” says Litvinov. - The house shook with the employees who were inside, and after that cracks went. They are on the walls inside and on the ceiling. ”

The factory of the estate was written off with the developer, but this did not give the result: “He repeats to all claims that everything is by law. He is not interested in cracks ( he refused to demonstrate their photos - approx. Ed .). He is only interested in a lot of money. ”
The museum employees turned to the prosecutor's office and the Moscow City Council. In their statements, it was about potentially harmful construction in the immediate vicinity of the security zone, that this was not agreed with the museum, and that he was already incurred.
After that, on July 20, employees of the inter -district prosecutor’s office of Moscow came to the estate, who recorded the damage.
“It is not clear how 20 meters from the culture monument can be built a seven -story building with parking, which goes five meters into the ground. Not to mention the fact that the museum staff, of course, are concerned about the appearance of the building under construction, which does not fit into the historical development of the Khamovniki area. Such ugliness in the historical center of Moscow! It is amazing how approval could go. If you want to build a similar building - please build on the outskirts, but not in the center opposite the house of Leo Tolstoy. It’s scary from how much people have ceased to feel their country and their culture, ”Litvinov resents.

It was not possible to get a comment from the relevant metropolitan services and the developer by the time of publication. I ignored MOX and founder of Kleinwelt Architekten, Nikolai Pereslegin. Meanwhile, the deputy of the Moscow City Duma from Cao Sergey Mitrokhin appealed to the descendants of Leo Tolstoy for help in the construction stop.
Among those to whom Mitrokhin’s request was addressed, was the famous TV presenter, deputy chairman of the State Duma Peter Tolstoy.
Perhaps it was precisely because of this that the problems of Tolstoy’s estate were recently discussed at a meeting in the presidential administration, which was taken by the museum general director Sergei Arkhangelov, says Dmitry Litvinov. And the object page on the Kleinewelt Architekten website is now not available for some reason.
